Did you know that mold cannot be visually identified without using a microscope? To confirm mold, both air and wetted swab testing must be sent to a certified lab for a detailed lab report.

A regular home inspector without mold training can only suspect there is mold!!

So why do I need a certified mold inspector? A certified mold inspector has demonstrated the following skills. His is

  • Educated about the mold inspection process
  • Educated about which sampling procedure to use
  • Trained in correct sampling procedures and standards of practice
  • Proficient at data interpretation
  • Taught to help you understand where and what to do as a next step in the process if it is necessary
  • Has no conflict of interest because he will not benefit by any remediation that might be necessary

Five Big Questions to answer during a home inspection or a mold inspection:

  1. Is there suspected mold in the house?
  2. Is the suspect area mold?
  3. Does the mold level of the inside air affect the habitability of the home?
  4. Is the home safe to live in?
  5. What is the next step?

Remember! A regular home inspector, without mold training, can only answer the first question!
