Report Aids Decision-Making
The inspection report is organized to assist both the buyer’s realtor and the buyer. See Sample Report. Each comment on the report is categorized into one of 5 categories. They are
- Major Concerns – Over $500 or safety issues
- Repairs – Items that the seller might normally repair
- Items to monitor – Potential ongoing issues that probably should not be part of the transaction
- Maintenance – Items that the buyer might repair
- General comments
The summary page is one of the most distinguishing parts of the inspection report because it pulls together and lists the Major Concerns and the Repairs. Realtors tell us that this summary is very valuable when they fill out the buyer’s response to the home inspection.
The pictures on each page of the report help all parties understand the location and severity of each issue.

Most sellers and listing realtors want to get the most profit out of the sale of a home. While cosmetics and curb appeal are important issues, major inspection issues that come up at the time of a potential sale can do a lot of damage or even destroy a potential sale. A prelisting inspection helps to prioritize problems that should be kept out of the transaction. It is also normally cheaper for a home to be repaired before the home is on the market.
