What’s Included in An Inspection?

FIRST CHOICE will provide at the time of the inspection both a verbal and comprehensive written report with digital photographs that highlight any unusual conditions or areas difficult to reach (chimneys or crawlspaces). The inspection includes:

  • Grounds – grading, drainage, concrete, porches, decks and vegetation
  • Roof – type, condition, flashing, gutters and chimney
  • Exterior – type and condition of wall coverings, trim, windows, and doors
  • Basement – crawlspace or slab
  • Garage – slab, door safety reverse
  • Electrical – type of wiring, size of panel, grounding, unsafe wiring, representative number of electrical outlets
  • Heating and Air Conditioning – temperature differentials, HVAC sources, ducts and condensation drains
  • Plumbing – water heater, fixtures, type of pipes, leaks, corrosion, pressure and drainage
  • Interiors – condition of walls, floors, doors, stairs, windows and fireplace
    Appliances – built-ins such as dishwasher, range and microwave
  • Attic – leakage, insulation, ventilation, and household vents
  • Structure – settlement, cracks, failures, moisture, ventilation and foundation
